Commercial Construction Terms Cheat Sheet
These are some of the more frequent terms and definitions you will hear around your commercial construction project:
- ADA- Americans with Disabilities Act are the minimal requirements to accommodate those with physical disabilities
- Blueprints- The detailed plans/drawings that are submitted for city permits
- Build Out/Finish Out/Fit Out- All of the construction that goes into making a shell space ready for a new tenant
- Certificate of Occupancy (C.O.)- city issued document stating a building meets the local code and the tenant is authorized to inhabit the space
- Cold Shell or Shell Space- An empty building or suite that only includes the outer walls (shell) of the space; electrical, plumbing, HVAC are not present
- General Contractor- The main contractor who is responsible for delivering the project
- MEP's- An abbreviation for Mechanical (HVAC), Electrical, and Plumbing drawings and/or systems
- Rent Abatement- The "rent free" period a landlord gives a tenant before their rent starts
- Tenant Improvements (TI)- Any improvements a new tenant/owner makes to a commercial space
- Tenant Improvement Allowance (TIA)- The amount/allowance a landlord agrees to contribute towards tenant improvements
- Value Engineering/VE- The process of finding lower cost construction materials that perform at or near the values of more expensive products
- White Shell/White Box- A bare space that includes some basic finishes: drywall on exterior walls, an ADA restroom, an electric panel and HVAC system, sometimes it will include flooring and/or a ceiling
